not older than mid-20th c I am pretty sure

and has many good years of play in yet

I believe this painting is American and likely dates to the late-ish 1800s

I know based on a few other little watercolors I purchased along with it that it was done by a school girl in the 1800s, and what a happy thing that it has endured. I'd frame it up and hang it in a cozy corner. 3 7 16" t x 2 1 2" w, pencil on lined paper and in great antique condition.
